Studies about housing have a long history and as the housing is multi-dimensional concept, the topics about housing have been studied from different perspectives such as sociology, geography, economy, architecture in which diversity could be seen in approaches. While explaining housing demand, the term of ‘housing career’ is used preferentially since itis a multi-dimensional concept. In this study, it is aimed to develop an integrated and interdisciplinary model of housing demand. Having this purpose, a comprehensive literature review was carried out, and in Istanbul, a field study, aiming to help to develop the model, was established. The field study was built on qualitative research approach, semi-structured interview method was chosen. The findings of the research show that the characteristic of the person, family life-cycle and social, spatial contexts are interrelated and integrated with each other when the factors affecting housing career is taken into consideration. Micro factors might be more effective than macro factors in explaining the housing demand. While some of the findings of the research are in accordance with the findings of housing literature some are not. Further more some findings do not exist in the literature.

Konut kavramının çok boyutlu olması, çeşitli disiplinlerden birçok bilim insanının farklı bakışaçıları ve farklı yöntemlerle konut konusuna yaklaşmalarına neden olmuştur. Konut çalışmaları, sosyal, ekonomik, politik, demografik bağlamda birbirleri ile etkileşim içinde olan farklı konu alanlarını içermektedir.Konut talebinin ve konut kararlarının açıklanmaya çalışılmasında özellikle konut kariyeri kavramını kullanarak konuya yaklaşılması kavramın çok boyutluluğu açısından tercih edilmektedir. Hane halklarının konut kariyerlerinin incelenmesi, konut talebinin nasıl yönlendiğinin ortaya konmasında etkilidir. Bu çalışmada hanehalkı ve konut pazarı dinamiklerinin bütünleşik modelini geliştirmek, konut talebinin nasıl yönlendiği sorusuna yanıt bulmak amaçlanmıştır. Bu amaçla kapsamlı bir literatür araştırması ve İstanbul ilinde bir alan çalışması yapılmıştır. Modelin geliştirilmesi amacıyla alan araştırmasında, nitel araştırma yöntemlerinden derinlemesine görüşme tekniği ve görüşme formu yaklaşımı kullanılmıştır. Araştırma sonucu oluşturulan genel temalar ve önermeler yardımı ile model geliştirilmiştir. Analiz sonucunda ortaya konan bulgular, hane halklarını etkileyen faktörlergöz önüne alındığında, çevre, toplumsal, mekânsal bağlamlarla birlikte aileye ve kişiye özgü özelliklerin ve yaşam biçiminin iç içe geçtiğini göstermektedir. Mikro faktörler makro faktörlerden daha etkili olabilmektedir. Bulguların bir kısmı literatür ile uyum içindeyken bir kısmı literatürde yer alan bulgularıdesteklememektedir. Bunun yanında alan çalışmasından çıkan ve literatürde yer almayan bulgularada ulaşılmıştır.
