Although gated communities, which by definition describe a physically separated (fenced or walled) area, have recently emerged in Đstanbul their rapid growth is noteworthy. The article analyzes the prices of houses defined as such. Hedonic price analysis has been utilized to estimate the factors that effect residential house prices of gated communities in Đstanbul. Hedonic price approach asserts that the price of a good is a function of implicit prices of different characteristics that compose the good. When constructing a model the study applies stepwise regression techniques in determining the repressors and utilizes Box Cox transformations in designating the appropriate functional form.

Tanımı gereği çevresinden bir duvar ya da çitle ayrılmıs fiziksel bir alanı tarif eden kapalı sitelerin Đstanbul’da ortaya çıkısı yeni olmakla birlikte kısa sürede artısları dikkat çekicidir. Makale, bu tanıma uyan konutların fiyatlarının incelenmesinden olusmaktadır. Đstanbul’daki kapalı site konut fiyatlarını etkileyen faktörlerin tahmin edilmesi için hedonik analiz yöntemine basvurulmustur. Hedonik fiyat yaklasımı, bir malın fiyatını onu olusturan farklı özelliklerin örtük fiyatlarının bir fonksiyonu olarak ele alır. Çalısmada ekonometrik tahmin modeli olusturulurken bağımsız değiskenlerin belirlenmesinde adım adım regresyon analizinden faydalanılmıs, daha sonra uygun fonksiyon formunu tayin etmek için Box Cox tekniğine basvurulmustur.
