Abstract (2. Language):
Dwelling culture has developed and changed according to the physical, social, economic and political
transformations in the world. Houses and housing areas have been shaped according to these factors in history,
with radical changes seen after the Industrial Revolution in the second half of the 18th century. As cities became
industrialized, new alternatives for housing areas were developed, and suburbs became popular especially for
upper income groups, leading into gated communities in the 1950s.
In this article, the aim is to determine the development process and the types of gated communities in Bursa
based on the western part of the city where housing areas have mostly developed. The method is literature survey,
followed by the observation technique applied in housing areas determined according to the city plans, and
the interview technique carried out with the related people. In the conclusion, gated communities in Bursa are
classified according to the data acquired during the study.

Barınma kültürü, dünyada yasanan fiziksel, sosyal, ekonomik ve politik değisimlerle, bir gelisim ve dönüsüm
süreci geçirmistir. Tarih boyunca konut ve konut alanlarında yasanan değisim, 18. yüzyılın ikinci yarısında
meydana gelen Endüstri Devrimi’yle bir kırılma noktasına ulasmıstır. Kentlerin endüstrilesmesiyle birlikte, özellikle
üst gelir grupları için banliyölesme eğilimleri baslamıs, bu sürece paralel olarak da dısa kapalı konut yerlesmeleri
1950’lerde ortaya çıkmıstır.
Bu makalede, Bursa’da dısa kapalı konut yerlesmelerinin olusum sürecinin irdelenmesi ve konut alanlarının
gelisme gösterdiği batı bölgesi temel alınarak, dısa kapalı konut yerlesmelerinin Bursa’daki tiplerinin tespit
edilmesi amaçlanmıstır. Çalısmada izlenen yöntem, literatür arastırmasının ardından Bursa kent planları dikkate
alınarak tespit edilen konut alanlarında kullanılan gözlem tekniğinin ve yetkili kisilerle yapılan görüsme tekniğinin
bir arada değerlendirilmesidir. Çalısmanın sonuç bölümünde ise, elde edilen veriler dahilinde Bursa’da bulunan
dısa kapalı konut yerlesmeleri sınıflandırılmıstır.
